Planning advice

  • Walls and circulation eat 12–25% of the footprint — allow for them before you fill the plan with rooms.
  • NBC wants openable window area of at least one tenth of the floor area in a habitable room, one twentieth in a kitchen or toilet.
  • NBC minimums: habitable room 9.5 m² with no side under 2.4 m; kitchen 5.0 m² with no side under 1.8 m; bath plus WC together 2.8 m².
  • Stack first-floor toilets directly over ground-floor ones — it keeps the plumbing sane.
  • Set the grid FIRST and fit rooms into the bays. A column landing in the middle of a bedroom is the classic mistake.
  • Put bedrooms north and east; kitchen, stores, toilets and stair south and west.
